Unlike cockroaches or ants, bedbug infestations have no connection to poor cleanliness. A pristine, well-maintained villa can develop a bedbug problem after a single infected guest stay. This is particularly concerning for Moraira's substantial holiday rental market, where properties managed via platforms such as Airbnb and Booking.com see rapid guest turnover and high occupancy throughout the summer season. A bedbug review left by a guest can severely damage a property's rental reputation and future bookings.

How to Identify Bedbugs
Bedbugs are small, flat, oval-shaped insects approximately 4–5mm long when adult, reddish-brown in colour, and become darker and more engorged after feeding. They are nocturnal and highly adept at hiding in cracks and crevices during the day. Key identification signs include:
- Bite marks: Raised, itchy red welts on exposed skin, often appearing in linear clusters of three or more bites (known colloquially as "breakfast, lunch, and dinner"). Bites are typically on the neck, arms, shoulders, and legs — any skin exposed during sleep.
- Blood spots: Small reddish-brown blood smears on bedsheets, pillowcases, or pyjamas from accidentally crushing engorged bedbugs during sleep.
- Faecal staining: Dark brown or black ink-like spots on mattress seams, bed frames, headboards, and skirting boards where bedbugs defecate after feeding.
- Shed skins (exuviae): Pale yellow translucent skins left behind as bedbugs moult through their five nymphal stages.
- Musty odour: A sweet, sickly, musty smell described as similar to coriander is associated with heavy infestations and is produced by bedbug scent glands.
- Live insects: Bedbugs can be found in the seams and tufts of mattresses, behind headboards, in the joints and screw holes of bed frames, behind loose wallpaper, inside electrical sockets, and in the folds of curtains.
Bedbug Treatment Options

Residual Insecticide Treatment
The most widely used approach, involving the application of professional-grade residual insecticides to all harbourage areas including mattress seams, bed frames, skirting boards, architraves, and other harbouring sites. Insecticides kill adult bedbugs and nymphs on contact but do not destroy eggs. Multiple visits are therefore required — typically two to three treatments spaced two weeks apart — to ensure all hatching nymphs are killed before they reach reproductive maturity. This approach is effective, low-cost, and the least disruptive in terms of preparation requirements.
Heat Treatment
Heat treatment is the gold-standard bedbug solution and is particularly well-suited to Moraira's holiday rental market, where a single-visit solution between guest bookings is highly desirable. Industrial heaters raise the temperature within a room or whole property above 50°C and maintain that temperature for several hours, killing bedbugs and their eggs at all life stages throughout the property — including deep inside mattresses, furniture upholstery, and wall cavities where insecticides cannot penetrate.
Heat treatment leaves no chemical residue, meaning the property can be re-occupied the same day once it has cooled. It requires thorough preparation before the visit (removal of heat-sensitive items, aerosols, candles, and certain medications), but eliminates the need for repeat visits in most cases. Combined Approach
For heavy or widespread infestations, we may recommend a combined approach using heat treatment alongside targeted residual insecticide application in specific harbourage areas. This maximises the kill rate and provides longer residual protection against any missed individuals.
Preparing for Bedbug Treatment
Effective bedbug treatment requires preparation by the occupant before our technician arrives. Depending on the treatment type, this will typically include:
- Stripping all beds and washing bedding, curtains, and clothing at 60°C or above
- Bagging and labelling items that cannot be washed for separate treatment
- Vacuuming mattresses and bed frames thoroughly (bag and immediately dispose of the vacuum bag)
- Moving furniture away from walls to provide access
- Removing heat-sensitive items if heat treatment is being used
- Vacating the property during treatment and for the period advised afterwards
